AGENDA:

• Call to Order-President Melissa Deida 9:23 am.
• Roll Call: Treasurer- Destini Brodi and Secretary Kelly Carpenter.
• Attendees: Mandy Pugh, Robert Glowacky, Doriana Zink, Jonathan Deida, Eric Carpenter.
• Old/New Business Updates
• The meeting is open for comments, concerns, or suggestions.

OLD BUSINESS/OPEN FLOOR SESSION:

• The court case against Semper Fi Property Management was transferred to Conway Magistrate Court due to a conflict of interest (the Judge knew Billy), and we are waiting for notice of a new hearing date.
• The ongoing audits of financial documents and utility bills/payments from 2022 and 2021 are on hold pending the outcome of the court case.
• 700 Building: The crawl space standing water has receded and appears dry.
  • An active leak was found and repaired.
  • The City of Myrtle Beach replaced the water meter.
  • Three proposals for clean-up and repair were received.
  • An insurance claim has been filed to cover all costs.   
• 500/700 Building: Roof Leaks Repaired.
• The necessary Pool/Phone repairs, part replacements, and installations have been completed. New codes have been emailed to all owners, and the pool is open.
• Pest Control- Serviced Monthly.
• Lawncare—Serviced Weekly (On Wednesdays or Thursdays). New plants were also planted in the front entrance, the dumpster, and the pool area.
• Towing- Corner Cars service as needed; waiting for two more signs to be installed.

• Parking Decals/Placards- Homeowners may purchase as many windshield decals as needed for $25.00 each. *Reminder- Homeowners can only park in their two assigned parking spaces with the windshield decal displayed, and visitor placards must be displayed in visitor vehicles when parked in visitor spots to avoid being towed. *

NEW BUSINESS/OPEN FLOOR SESSION:

• July Insurance Renewal: Awaiting quotes, a 10% increase is expected.
• Power Washing All Buildings: Robert Glowacky will check with his contact, who owns a power washing company, to get us an estimate.
• Overgrown Landscaping: Jonathan Deida will check with the City of MB about cutting the common areas along the 500 and 600 buildings.
• Pool Repairs/Update: The following costly repairs were necessary for the pool to be operational and compliant with DHEC Regulations.
  • Sand Filter Changed
  • Top White Gasket Replaced
  • Salt Cell Replaced
  • Photocell Replaced
  • Eyeballs Replaced
  • Bubbler and Shower Replaced
  • Additional Chemicals Purchased and Replaced
  • HTC Telephone-911 Service Only
  • HTC Internet-Gate Code and Video Surveillance Operations Only.
• At the end of this season, the pool will need to be replastered and repainted, a timer will need to be installed, and updated signage will need to be purchased. This is going to be very costly! The BOD will get several estimates for a possible vote on a special assessment by all homeowners as we receive them.

• The audit was started on the boxes of BWP documents received from Semper Fi Property Management. BOD responsibilities are assigned as follows:
• Melissa Deida-Contracts/All other documents
• Destini Brodie-Financials/All other documents
• Kelly Carpenter-Minutes/All other documents

NEW BUSINESS:

• Contact new vendors- Landscaping, pest control, pool CPO, Internet, 911 pool phone, and tow company.
• Contact BWP II-Repair hole in asphalt.
